SUPERIOR EXTERIOR DETAILS
  • Elegant Architectural exteriors featuring Brick with Tumbled Stone accents Stucco and Battern style siding (as per plan).
  • Architectural exterior pre-cast moldings around windows and doors ( as per plan).
  • Quality self-sealing 25 year architectural asphalt shingles.
  • Soffit and fascia, eaves troughs, downspout ( as per plans ) are maintenance free aluminum.
  • Soffit electrical outlets, switch operated, for seasonal lighting ( as per plans).
  • All garage walls will be dry walled with joints finished with 1 coat of tape.
  • Screens on all opening windows.
  • Treed areas will be left in natural state.
  • Windows and Doors sealed with quality caulking.
  • Two exterior hose outlets, one at rear, one in the garage.
  • Two exterior electrical outlets, one at rear, one in the garage.
  • Exterior “Coach” type light fixtures at each door and door chime at front door.
  • Paved driveway to property line only. ( Fully paved driveways to be paid by way of $5000.00 closing adjustment ( paved only if specifically requested by purchaser, and vendor is not responsible for future settlement).

  • Windows double glazed, vinyl casements, throughout main and second floor including walkout elevation at rear of house. Front windows to have internal grilles, side and rear windows to be clear.
  • Non walkout basement windows to be structural vinyl sliders. ( Note: basement windows locations will vary depending on sitting and the grading considerations).
  • Garden style patio doors at main floor and basement walkouts. (as per plans).
KITCHEN FEATURES
  • Choice of quality furniture finished maple veneer cabinetry ( 41” inch uppers).
  • Standard Crown Moldings CM 1 and Light Shield LS 1. ( Vendor’s samples).
  • Granite counters in kitchen. (Note: from vendor’s sample).
  • Bathrooms, laundry and servers to have post formed laminate counter. ( as per plans).
  • Double stainless steel sink with washer less single lever faucet with vegetable spray.
  • Hood fan in kitchen over stove area vented to exterior with stain- steel hood fan.
  • Rough-in electrical, plumbing roughed-in ( as per plan).
  • Professionally designed kitchens.
QUALITY FLOORING APPOINTMENTS
  • Choice of imported quality 13 x 13 tiles from vendor’s standard samples for foyer, kitchen, breakfast area, laundry room, powder rooms, and all bathrooms. ( as per plan).
  • Ceramic tile ( 6” x 8” ) to tub enclosures and shower surrounds walls , separate ensuite décor tub includes ceramic tile to underside of windows. ( as per plans ).
  • 3 ¼” Hardwood in the living room and dining room. ( From vendor’s sample).
  • Quality 50 oz broadloom throughout the balance finished floor area.
INTERIOR APPOINTMENTS
  • Solid oak handrail & oak pickets with natural finish to all main floor stairs. ( as per plan).
  • Bungalow main stairs to basement to be oak with natural finish. (as per plan).
  • Gas fired zero clearance direct vent fireplace & finish. ( as per plan ).
  • All bathroom tub enclosures or showers tile installed on “ Den shield’’ a superior backer board, for long life of tiled walls.
  • Smooth finish to ceiling with drywall fastened to resilient channel on 2nd floor ceiling to help prevent visible joints or imperfections.
  • Colonial Crown 5 ¼” moldings in main floor foyer hallways and living room/ dining room ( as per plans ).
  • Ensuite shower stalls finished with glass doors and water proof light.
  • Cable television and telephone rough- ins utilizing state of the art CAT 5 AND RG 6 PRE-WIRE. ( as per plan ).
  • Central Air rough-in. Central vacuum rough in, 3 outlets per finished level with termination in garage & electrical outlets in garage for future appliance.
  • Rental gas hot water heater installed.

  • Custom paints, purchaser will have Three colours to choice from vendor’s samples. ( Primer is not a colour ).
REMINDERS
  • Architecturally selected and controlled exterior colour packages.
  • Selected of colours from available Vendor’s samples & optional extras may be done, with no future changes. Finishing’s are ordered upon receipt of selections. All selections are final.
  • Purchaser may be required to reselect colours and / or materials from vendor’s sample as a result of unavailability or discontinuation.
  • Homes may be sited as shown on brochures or reversed as engineering and grading conditions demand.
  • Minor variations may occur from vender’s floor plans, house elevations and samples.
  • Size of windows and doors may vary with walk outs conditions.
  • All dimensions are approximates. Furnace and Hot Water Tank locations may vary from that shown. (due to construction).
  • Appliances purchased through the builder are supplied and set in place, not installed. Manufacturers Warranty only is provided.
  • Dryer vents are provided through walls or through main exteriors. Purchasers are responsible to attach vents to dryers.
  • Square footage measurements are calculated using the formula, Tarion Warranty uses.
  • TARION WARRANTY is paid by the homeowner as a closing cost on closing.
GUARANTEE AND WARRANTY
  • DELMARK HOMES INC. is a registered builder with The Tarion Warranty Corporation. The programs offers a one year comprehensive warranty for surface defects and a two year warranty for plumbing, heating, electrical system and building envelope.
  • Specifications subjects to change without notice E & O .E. 01 /01/ 07. The builder reserves the right to substitute materials of similar or better quality should supply so dictate.
  • DELMARK HOMES INC., reserves the right to exercise architectural control to all aspects of the exterior presentation.
