At the time of your home purchase you will receive your Homeowner Information Package, which is full of information to help guide you through the entire warranty process. Within this package is essential home warranty information from Tarion Warranty Corporation, which explains your rights and responsibilities under the Ontario New Home Warranties Plan Act. The Homeowner Information Package guides you through your Pre-Delivery Inspection, and includes detailed information about all of the warranties provided by Tarion.
Our objective is to complete the construction of your home without deficiencies, however from time to time minor items will arise that require adjustments. During your Pre-Delivery Inspection you will have an opportunity to record the state of your home prior to possession. Within 30 days and then 11 months following your closing, you are also required to submit a list of any remaining warranted deficiencies you may have found in your home by mail or fax to both Tarion Warranty Corporation and Delmarks’s After-Sales Service Team. We aim to address all warrantable items on your deficiency lists as quickly as possible.
Pre-Delivery InspectionThe Pre-Delivery Inspection takes place when your new home is ready for occupancy, shortly before you take possession. Your Delmark Homes representative will contact you to schedule the appointment time. During the inspection, your representative will guide you through a comprehensive inspection of your home to ensure no items are incomplete, missing, damaged, inaccessible, or not working properly. Any operating systems in your new home, such as heating, ventilation, and plumbing will also be demonstrated during the inspection.
30-Day Customer CareOnce you have settled in to your new home, you may notice some items that require attention. This is your opportunity to address any new items, or tell us about anything that hasn’t been completed from your pre-delivery inspection. Once you have compiled your list of warrantable items, we ask that you submit a copy to TARION and to Delmark Homes customer service at This email address is being protected from spambots. We also advise that you keep a copy for your records. Once we receive and review your service request, a service technician will be scheduled to come to your home.
Year-End Customer CarePrior to your 11th month of occupancy in your home we ask that you compile a list containing any warrantable items that have appeared since the submission of your 30-day form. The year end form should also include any warrantable items from your previous inspections that have not yet been completed. Once you have compiled your list of warrantable items, we ask that you submit a copy to TARION and to Delmark Homes customer service. The Year-End Form can only be submitted during the last 30 days of your first year of possession. We also advise that you keep a copy for your records. Again, once we receive and review your service request, a service technician will be scheduled to come to your home.
