Home Buyer Experience

Step 1

Complete our online registration form and a Delmark Homes representative will contact you to schedule a time to come in and, subject to availablity, reserve your desired lot within our community.

Step 2

After you have selected your desired lot it is time to choose your home design. You will work together with your Delmark representative to customize the floor plan using standard features and optional upgrades.

Step 3

Once you have decided on a home design, an Agreement of Purchase and Sale is prepared and you provide the first deposit. Our agreements are conditional for 7-business days so you can obtain financing and lawyer approval.

Step 4

After the conditional period has ended, the Agreement of Purchase and Sale is finalized. At this time you will provide your final deposit. We provide you with a Homeowner Information Package and schedule your Design Studio appointment.

Step 5

A thorough examination of the construction drawings (including any revisions that have been made) will take place to ensure accuracy. A review of the electrical plan will take place at which time you will select cable and phone locations and add any electrical upgrades you may be interested in.

Step 6

After reviewing your plans you will choose the exterior (if applicable) and interior finishes of your home. Exterior selections include brick, stone, siding, shingles, and aluminum capping and eaves. Interior selections include flooring, cabinetry, countertops, fixtures, and trim.

Step 7

At this point our expert construction team will take over and begin building your new home based on the home design, floor plans, upgrades and colour selections you have chosen.

Step 8

As construction of your new home progresses through the framing and rough mechanical stages, your Delmark Homes representative will point out features of our construction methods, review any electrical upgrade choices, and answer questions you may have.

Step 9

This is one of the first opportunities to view your new home in its completed state. Your Delmark Homes representative will guide you through a comprehensive inspection to ensure no items are damaged, incomplete or missing. The operating systems in your home will also be demonstrated.

Step 10

Congratulations! Your new home is now ready for occupancy. Your Delmark Homes representative will meet with you as soon as possible and provide you with keys to your new home.
